A moisture survey can reveal a great deal about a building’s condition, but the results require careful interpretation. What do the readings actually mean? When is the moisture level too high? And how can you tell whether there’s cause for concern? This guide explains how to understand and assess moisture measurements in masonry.

Why Moisture Measurement Matters

Brick and stone walls naturally absorb and release moisture depending on the season, temperature, and ventilation. A certain amount of moisture is normal, but excessive damp can lead to problems such as spalling, salt efflorescence, mould growth, and frost damage.

Measuring moisture is therefore an important step when assessing the health of a building – especially if you notice dark patches, musty smells, or flaking plaster. A proper measurement can help identify the source of the problem before it develops into serious damage.

Different Types of Moisture Measurement

There are several methods for measuring moisture in masonry, each providing different kinds of data:

  • Surface measurement (electronic meter): A quick method using two electrodes placed on the surface. It indicates moisture in the outer few millimetres of the wall. Useful for screening, but not always precise.
  • Invasive measurement: Electrodes are inserted into the material to measure moisture deeper within the wall. This gives a more accurate picture but requires small holes.
  • Carbide (CM) test: A laboratory method where a sample of masonry is weighed and analysed. It’s the most accurate technique but also the most time-consuming and destructive.
  • Capacitive measurement: A non-destructive method that measures moisture using electrical fields. Often used for surveying larger areas.

The choice of method depends on how precise the results need to be and whether you want to avoid damaging the surface.

How to Read the Results

Moisture readings are usually expressed as a percentage or as a relative value (for example, on a scale from 0 to 100). It’s important to understand that readings from different meters or materials are not always directly comparable.

As a general guide:

  • 0–5%: Dry masonry – no issues.
  • 5–10%: Slightly damp – normal for older buildings, especially basements.
  • 10–20%: Elevated moisture – should be investigated further.
  • Over 20%: Very damp – risk of damage and mould growth.

However, these figures must always be interpreted in context. A wall below ground level will naturally have higher moisture than an internal wall in a living room. The key question is whether the moisture level is stable or increasing.

Common Causes of Damp in Masonry

When a moisture measurement shows elevated readings, the next step is to identify the source. The most common causes include:

  • Rising damp: Moisture rising from the ground through capillary action, often due to a missing or failed damp-proof course.
  • Penetrating damp: Water entering through cracks in mortar joints, defective gutters, or damaged render.
  • Condensation: Poor ventilation and cold surfaces can lead to condensation, particularly in basements and corners.
  • Leaking services: Leaks from pipes or drains can cause localised damp patches.

A moisture reading can point you in the right direction, but a full building survey is often needed to determine the exact cause.

When to Take Action

If your moisture readings are high or you notice visible signs of damp, it’s time to act. Start by:

  1. Monitoring the situation: Repeat the measurement after a few weeks to see if the moisture level is rising or falling.
  2. Checking ventilation and drainage: Ensure good airflow and that rainwater is directed away from the building.
  3. Inspecting joints and surfaces: Cracked or porous mortar can allow water to penetrate.
  4. Consulting a professional: A qualified surveyor or damp specialist can assess whether repairs or damp-proofing are needed.

The sooner you respond, the easier it is to address the problem – and the lower the risk of secondary damage.

Preventing Damp Problems

Prevention is always better than repair. Here are some simple steps to keep moisture under control:

  • Keep gutters and downpipes clean and in good condition.
  • Ensure the ground slopes away from the building.
  • Avoid sealing the base of walls with impermeable materials.
  • Maintain good ventilation in basements and behind furniture.
  • Use breathable paints and plasters that allow moisture to evaporate.

These small habits can make a big difference to the longevity of your masonry.

A Measurement Is Only the Beginning

A moisture measurement is a snapshot – not a final verdict. It tells you how the wall is performing at a given moment, but not necessarily why. That’s why measurements should always be part of a broader assessment that considers the building’s age, construction, and surroundings.

Understanding moisture readings ultimately means combining data with observation and experience. When you learn to interpret the signs, you can prevent damage and keep your masonry sound for many years to come.
